Beldon: Very affordable family suburb which is on the coastal side of the Mitchell Freeway. It has a high level of social infrastructure that appeals to families including a local shopping centre and High School. The median house price in the suburb is still under $400,000 and should provide a good up side in terms of price growth when the property market rebounds.

Greenwood: An older suburb where original homes can be purchased for near land value. It has a local railway station and also has easy access to the city centre via the Mitchell Freeway. Blocks sizes in this suburb are generally above 700sqm which appeals to younger families. The median price in this near city suburb has risen on average by 12.7% over the last ten years.

Craigie: One of the most affordable coastal suburbs to purchase an established home. The median price of a home in this well positioned suburb is just $377,500. Rising rents over the past two years has meant that rental yields in this suburb have increased significantly which makes the suburb an ideal place to consider buying an investment property.

Wanneroo: The population of Wanneroo is expected to increase sharply over the coming decade due to the large number of land developments planned for the area. Established house prices in the area are very affordable with the median house price of just $375,000. Buying an older style home in a central location in Wanneroo near key services should prove to be a good investment as the population of the area increases.

Currambine: This northern coastal suburb has delivered property owners annual average growth rates in property values of over 11.0% during the past decade. The suburb has a high level of public transport including a local railway station. It is also strategically located near two universities which appeals to families with children planning to undertake higher educational studies. Newer homes in this suburb offer exceptional value for money especially for first home buyers.
